Sim Rules - Covenant

hi here the last version of the sim rules.

WELCOME TO EGON'S ESTATE

Please read and make sure you understand this agreement / covenant
before you purchase land. By purchasing or renting land at Egon's
Estate, you accept this covenant.

BASIC RULES
===============================================
- Residential and commercial use is allowed.
- No ban lines: "Allow Public Access" must be checked on parcels.
- Be friendly and keep the region peaceful.
- Contact us whenever you have questions or issues with a region.

RENTAL PAYMENT
===============================================
1. Pay only the rental meter owned by Egon Takeda.
Never send payments to any avatar.
2. Our rental meters accept payments from anyone. If you use a
partner or alt, always make sure you pay the correct meter —
incorrect payments cannot be refunded.
3. Rental payments are non-refundable.
4. Rent is due at the moment you purchase the land.
5. If the rent is not paid on time, the meter turns red and the
grace period begins (see "Grace Period" below). Please keep
your land paid so the meter never goes red.

PURCHASING LAND
===============================================
When you stand on a parcel, its name and weekly price appear at the
top of your screen. You will also find our rental meter right at the
landing point — it shows the price and the current tenant.

To gain full rights to a parcel you must:
1. Pay the rent (tier) to the rental meter, AND
2. Buy the parcel itself in the Land tools: right-click the ground
and choose "About Land", then click "Buy Land". The price is
L$40 — a one-time setup fee that is NOT credited toward your
rent.

Our rental meters are owned by Egon Takeda — always make sure you
pay our meter. The setup fee is non-refundable and is separate from
the rent.

SELLING OR SUBLETTING YOUR LAND
===============================================
We allow resale and subletting.
- If you SELL your land, tell us so we can update the tenant name
on the rental meter, and remind the buyer to keep their tier
payments up to date.
- If you SUBLET your land, you remain the single point of contact
for Egon's Estate. You are responsible for supporting your own
tenant and for making sure they follow this covenant and the
Linden Lab Terms of Service. Egon's Estate and its staff are not
involved in your business relationship with your tenant.
- If you BUY land from another owner, make sure your name is on
the rental meter.

LAND & BUILDING RULES (PARCELS)
===============================================
These rules apply to parcel rentals. If you rent a FULL REGION, it
is yours and these building restrictions do not apply.

1. No ban lines. Any setting that creates the yellow "NO ENTRY"
lines in the air is forbidden, and "Allow Public Access" must
stay checked (World -> About Land -> Access tab). You may still
ban individual residents using the Banned Residents list on
that same tab. Use a security system/orb for your privacy
instead.
2. No solid high walls. If you want a fully enclosed space, build
a skybox. No high-rise mountains and no skyscraper-style
buildings at ground level. (My sim dividers give you a guide
to the maximum height.)
3. Skyboxes are allowed above 500 m. No floating structures
below 500 m.
4. No obstructive signs, billboards or rotating prims.
5. No breedables. If you want breedables, ask us about a
dedicated "skill gaming region".
6. Be careful with script-heavy objects. Particle emitters can
affect viewer performance, and some roleplay objects (e.g.
Bloodlines items, vendors) can affect region performance. We
reserve the right to return any object that harms performance
for the whole region.
7. Terraforming is allowed within limits: pools, lakes, rivers,
canals, beaches and hills are fine. Sky-high mountains are not.
8. Commercial use is allowed, but please do not use up all of the
region's resources for yourself. Traffic-boosting or camping
games (e.g. money-tree / traffic-gaming systems) are not
allowed.

** We do not permit anything that violates the Linden Lab Terms
of Service.
** We reserve the right to remove stray prims or objects that are
not on your parcel.

TIER PAYMENT
===============================================
Your rental meter can sit on your land or in our office tier area —
your choice. If you keep it on your land, "Run Scripts: Everyone"
must stay checked.

- Tier is paid through the rental meter on a weekly basis. You are
responsible for keeping your payments up to date. Touch the
rental meter to see your remaining time.
- When you have 1 day left, you will get a reminder in local chat.
- Late payments are applied to the overdue time first, then to
future time. Example: if you are 2 days late and then pay for
7 days, your next payment is due in 5 days.
- If the rental meter malfunctions, IM any staff member
immediately or email egon@gmx.tm with your region name and
rental.

GRACE PERIOD (METER IN THE RED)
===============================================
When the meter turns red, the land is no longer paid for. We call
this the "grace period" — please treat it strictly as an emergency
buffer (for example, if real life keeps you from logging in), not
as extra free time.

Once the meter is red, we reserve the right to reclaim the land at
any time and without notice — no matter whether an event is running
or not. We may also stop by unannounced to check whether your build
is still there. Especially when demand is high or vacancies are low,
the risk of losing your land during the grace period is high.

So please keep your land paid at all times and never let the meter
go red. After 3 days in the red an automatic eviction follows: we
reclaim the land and return your objects to you.

REGION RESTART
===============================================
On most regions, verified tenants of that region can restart it
themselves when needed (for example when the region is laggy,
scripts misbehave, or objects get stuck). Just touch the Restart
Terminal in the store, or send the estate bot an instant message.

Self-restart is only available on regions with up to 4 tenants. On
regions with more tenants, please contact us or a staff member for
a restart.

Please remember: a restart affects EVERYONE on the region. All
tenants and visitors are logged out for about a minute while the
region comes back up. So use it responsibly:

- Only restart when there is a real reason — never for fun or out
of habit.
- Whenever possible, give your neighbours a short heads-up first,
and avoid restarting during events or while the region is busy.
- Do not restart repeatedly within a short time.

Every restart attempt — whether successful or not — is automatically
logged and reported to the estate owner.

A restart only reboots the region; it does not delete anything.
However, misuse — unnecessary, repeated or deliberate restarts that
disturb other tenants — is a violation of this covenant. We reserve
the right to revoke restart access for anyone who abuses it.

IMPORTANT NOTES
===============================================
We reserve the right to update this covenant at any time. If there
are major changes that affect residents, we will notify all current
land owners.

By purchasing or renting land at Egon's Estate, you confirm that
you have read, understood and accepted this covenant.
